Eagle Harbor is a master-planned golf community on Fleming Island, in the 32003 ZIP, south of Orange Park along US 17. It is one of the larger single communities in our territory and one of the most consistent in what it asks of us — because most of it was built inside a fairly narrow band of years, and the appliances in it are ageing on roughly the same schedule.

What we will and will not put in writing

We quote what we have measured. If a figure or a fault is not something we can demonstrate on your appliance, it does not go into your estimate, and it does not go onto this page either. That rules out borrowed statistics about this ZIP that we could not stand behind on your kitchen floor, and it rules out a part ordered on a hunch.

What we can say is what we find in the appliances themselves. Across several years of calls in this ZIP the faults that keep recurring are mechanical, electrical and thermal: hinges and springs, igniters and spark modules, temperature probes that have drifted, and control boards that took a surge some weeks before they started misbehaving.

There is a second honest limit worth stating. Some jobs are not ours. Eagle Harbor’s build-out means a large share of the original built-in kitchens are now in their third decade or close to it. Appliances do not fail randomly across their life; they fail in a pattern, and this is the part of the curve where moving parts and hinged parts start giving out.

Doors and their hardware. Oven doors and built-in refrigerator doors are heavy, and their hinges, springs and closer cams have a finite cycle life. Once a door stops pulling fully flush, the failure moves somewhere else and looks like something else — an oven that runs cool, a refrigerator that frosts up or puddles under the crisper, a compressor that never stops running. We check door closure on every temperature complaint in this ZIP because it is so often the answer.

Ignition hardware. Igniters foul, ceramic insulators crack, and spark modules lose output channels one at a time. Three burners lighting and a fourth clicking is a module symptom, not a burner symptom, and it becomes common at this equipment age.

Sensors. An oven temperature sensor is a resistance probe, and it drifts. When it does, the control holds the cavity at the wrong temperature and reports nothing wrong at all, because from its point of view nothing is. The complaint arrives as food, not as a fault.

Storms, and why the fault arrives late

The Jacksonville area records roughly 68 thunderstorm days a year, and Fleming Island’s position between the St. Johns River and Doctors Lake means it sees a great deal of that weather with nothing in the way.

The pattern we see after each round of summer storms is not immediate death. It is delay. A control board that absorbed a surge during an outage frequently keeps working for two or three weeks, then starts failing to wake on demand, then stops entirely. Owners rarely connect the two events, which is why we ask about recent outages on every intermittent-electronics call between June and September.
