Orange Park sits in Clay County, not Duval, and the distinction is not administrative trivia when you are diagnosing an appliance. It changes what fails.

What we check, and in what order

Every visit runs the same sequence, and the order is not arbitrary. It goes cheapest and most likely first, most expensive and least likely last, because that is the order that spends the least of the hour you are paying for.

On a temperature complaint it means door closure before anything electrical. A door that has stopped pulling flush along its top edge produces the same complaint a failed element produces, and it takes two minutes to rule out. Then the cavity is measured independently and compared against what the control believes it is holding. That one reading separates a drifted probe from a dead element from a control fault. Only after it does anyone talk about parts.

On an ignition complaint it means supply before spark, and spark before burner. If another burner on the same manifold lights normally, the fault is local and the module is not the suspect. If nothing lights at all, the question moves upstream before a single electrode is touched. And when three burners light while the fourth only clicks, the spark module is the first suspect and the burner is the last, because modules lose output channels one at a time rather than all at once.

For the record, the 32073 supply is one of the softer ones JEA publishes, at 128 parts per million. It is worth knowing only because it takes mineral deposit off the list early. It is not the reason your appliance stopped.

What we find instead

On the ranges and ovens that make up most of our work, the recurring faults are mechanical and electrical: igniters that spark without lighting, spark modules with a dead output, oven temperature sensors that have drifted out of tolerance, and hinge and spring wear on doors heavy enough to punish a worn hinge quickly.

The other regular cause is weather. The area records roughly 68 thunderstorm days a year, and control boards are the part that pays for it. A board damaged by a surge frequently keeps working for weeks before it starts refusing to wake the appliance.

Doors are the fault nobody calls about

Of everything on that list, door hardware is the one that arrives disguised. Hinges wear and springs relax, the door stops pulling flush along its top edge by a millimetre or two, and from then on the appliance is fighting a continuous leak.

On an oven the consequence is a temperature complaint. The control cannot reach setpoint as quickly, so it holds the element on longer, the bottom of the cavity runs hotter than the top, and baking goes uneven before anything actually stops working. On a built-in refrigerator the consequence is moisture: humid air enters the cabinet continuously, condenses and freezes on the evaporator, airflow across the coil falls, and water appears under the crisper drawers while the compressor stops cycling off. Both complaints reach us described as a refrigerator that will not stay cold or an oven that will not hold its temperature. Both of them are doors.

Housing stock, and what it implies

Orange Park is not one kind of place. Older housing runs along Kingsley Avenue and the river frontage, on generous lots, with kitchens that have been remodelled around appliances at least once. Pace Island and the Doctors Lake peninsulas were built out later and larger. Further west toward Blanding Boulevard the stock changes again.

What most of it shares is that the built-in equipment is now in its second or third decade, which is precisely the part of the curve where hinges, springs, igniters and sensors start reporting for attention all at once. It also means cabinet openings that were sized around a specific appliance a long time ago.
