Pace Island sits inside the 32073 ZIP, on a peninsula reaching into Doctors Lake west of US 17. It is gated, it has one controlled entrance, and the houses behind that gate are large enough that the kitchens in them were specified rather than chosen. That combination shapes both what fails here and how a service visit has to be run.
Specified kitchens change the parts conversation
A kitchen that was specified rather than chosen tends to be a full built-in suite: a professional range, or a rangetop with separate wall ovens, a built-in refrigerator behind a custom panel, a hood ducted through the roof, and a panelled dishwasher hung from the counter. Everything is integrated, and integration is what makes the parts conversation different behind this gate.
Two things follow from it. The first is that the model and serial off the rating plate matter more than they do on a freestanding appliance. Within a single model line, components are frequently revised part-way through the production run, and the correct part is decided by the serial rather than by the model alone. Reading both to us on the phone, or photographing the plate, is the single most useful thing you can do, because it is what puts the right component on the van for the first visit instead of the second.
The second is lead time. Genuine OEM components for equipment that left production years ago are not always sitting in a regional warehouse. Where a part is going to take time, you get the estimate and the wait together, before anything is ordered, rather than discovering the delay after you have approved the job.
There is a third wrinkle worth knowing about behind a custom panel. The panel and its handle are cabinetry, not appliance parts. If a panel has warped, or a worn hinge has been carrying it out of square for years, the panel is usually the cabinetmaker’s problem rather than ours — and we will tell you which of the two you have rather than quoting hardware that will not fix it.
What we actually find behind the gate
The housing here was built out from the late 1980s onward, which puts a great deal of the original built-in equipment into its second or third decade. That is precisely the age at which mechanical wear starts reporting for attention.
Hinges and springs come first. A professional oven door and a built-in refrigerator door are both heavy, and both are held closed by hardware with a finite number of cycles in it. When the door stops pulling flush along its top edge, the consequence is not cosmetic: an oven starts running its element longer to hold a setpoint it can no longer reach, and a refrigerator starts admitting humid air that condenses on the evaporator. Most of the “my oven runs cool” and “there is water under the crisper” calls we take on Pace Island resolve at the door.
Ignition comes second. Igniters foul, ceramics crack, and spark modules lose one output channel at a time. Oven temperature sensors drift quietly and the control follows them without complaint.
Open water and 68 thunderstorm days
The area averages roughly 68 thunderstorm days a year, and a house on a peninsula gets the weather early. Surge damage to appliance control boards is the most seasonal thing we see: a cluster of calls in the weeks after each round of summer storms, usually described as an appliance that has become intermittent rather than one that has stopped. A board that took a hit often continues working for a time, then begins failing to wake, then fails.
Waterfront air matters in a smaller way too. Humidity off Doctors Lake is high year-round, and a refrigerator door that no longer seals will frost up faster here than the same appliance would three miles inland.
Getting in
Practical, and worth stating because it saves everybody a wasted morning. Pace Island is gated with a single controlled entrance, so we need the visit on the gate list, or a resident available to authorise entry, before the technician arrives. When you book, tell us how your entrance handles service vehicles and we will work to it. We give you the technician’s name in advance for that purpose.
Once inside, the drive is short — Pace Island is only a few minutes off US 17 and well within the Orange Park core of our territory, which is why we can usually offer a narrower arrival window here than for calls further down the county.

What owners in Pace Island said
4.4 out of 5 from 34 customer reviews. Each entry below is a single visit, in the words of the person who paid for it. Read all 34.
The hood lights had gone and taking them apart was clearly not a job for me. He fitted new lamps and the holders that had melted around them, and checked the transformer that had been cooking them.

The diagnosis was right and the unit is cold again. What I did not enjoy was the two weeks between the diagnosis and the part turning up, and having to ask twice for a written figure before the work started.

Broil worked and bake did not, which had me expecting the worst. It turned out to be a relay on the control rather than the element, and he was able to change the relay instead of the whole assembly.
